What is a parcel?

A parcel is a distinct piece of land with its own unique boundaries and characteristics, recorded as an individual entity for taxation, ownership, and land use purposes.

What is a related parcel?

A related parcel is a legally distinct piece of land that is closely tied to a primary property, usually sharing the same owner and serving a necessary, complementary function. 

Common Examples:
  • A detached garage on a separate deed.
  • A, small, narrow strip of land adjoining a residential lot.
  • A vacant, contiguous lot.

What if the related parcel has a balance due?

If the related parcel has a balance due, typically the balance must be paid before the certificate can be processed. You must inform the client and have them place an order for the second parcel once the balance has been cleared.

Personal Property

In addition to real property valuations, the Assessor is required by Colorado State Statutes to value all business personal property for taxation purposes. Business personal property includes machinery, equipment, and leasehold improvements specific to a business operation. 

Mobile Home Authentication Certificate (MHA)

A Mobile Home Authentication Certificate is a document required in Colorado to transfer, sell, or move a manufactured home, verifying that all property taxes are paid to the county treasurer. It must be obtained from the county treasurer for a fee before a new title can be issued.
