Limitations on tax certificates when not paid
When property taxes are not paid, treasurers/collectors must take additional actions to ensure they eventually get paid, with the last resort being a debt collection agency or tax lien sale.
When a parcel has past due taxes, interest accrues daily or monthly, so the treasurer may want to know the closing date to calculate. Some treasurers/collectors will only issue an "instant" tax certificate, which is good through the end of that day.
We recommend always getting a tax certificate to know the status. On the day of closing, a phone call to the treasurer/collector should be made to confirm the amount and payment instructions. They may reissue a free "updated" certificate or require payment for a new one.
